REO (real estate owned)
Also known as bank-owned, this is a property that has been repossessed by the lender due to borrower default. When you purchase an REO, you own the home free and clear. There is no mortgage debt attached to the property. Fix and flip, buy and hold, or convert to a rental at your discretion.
NPL (non-performing loan)
A home loan secured by residential real estate on which the borrower is in default and has not made payments for some time. NPLs can be acquired at a significant discount as they require a more hands-on approach to reach a resolution but offer the potential for significant upside.
RPL (re-performing loan)
A home loan secured by residential real estate that was once an NPL but has since got back on track and made at least the last six regular monthly payments. RPLs can provide a great cash flow element to your portfolio and don’t come with the headache of home ownership! Mailbox Money!
